Green Light for the
Newbury Plan

The Board of
Commissioners is getting ready to vote on one of the most
important township developments seen in South Fayette in years.
Called the Newbury Plan, it is an ambitious residential,
commercial and retail project intended to put South Fayette
squarely on the architectural map.
When completed, the
Newbury Plan will represent an attractive mixed-use development
occupying 305 acres off Millers Run Road at the Bridgeville exit
of 79 South. The $120-plus million project will feature
approximately 800,000 square feet of commercial and retail space
as well as approximately 200 residential units, including
energy-efficient single family homes and townhomes.
The largest project
ever proposed in South Fayette Township, construction is set to
begin in January 2008. The first phase of the project will be
open for occupation in the Fall of 2009.
The developer, EQA
Landmark Communities, EQA is a real estate development company
that has created mixed-use communities across America. EQA’s
recent projects include Noisette in North Charleston, South
Carolina and 151 First Side, Pittsburgh’s first new downtown
condominium. A local developer, EQA’s vision for Newbury
includes combining charm and authenticity with eclecticism in
Newbury’s design to produce a social and retail landmark that
reflects the Pittsburgh region’s distinctive personality. The
developer describes the Newbury project as exhibiting a
traditional neighborhood design with 133 single-family and 125
multi-family homes boasting front porches and with garages on
alleys or sideyards, in clustered neighborhoods that will have
street trees and lights, and public gathering places.
The commercial and
retail center, to be known as Newbury Market, will contain a
hotel, community center, grocery store and mixed retail, with
parking amenities.
